    Ya...here ya go;

Use the Google Keyword Tool to find keywords with a min of 500 searches/mo (Use the "Exact" button) Try 5 or 6 keywords that you think consumers will use (Ex: consumers looking for Real Esate in Toledo; Real Estate in Toledo, Toledo Real Estate, Real estate Toledo OH)

Then go to "Bustaname.com" and put in the Names of the hi searches. Register that Domain.

Create a 1-page website that is a "Sales Page" for your "service"...which is, renting a "Re-Direct" service...which is; whenever someone types in your domain they are immediately re-directed to the potential client's existing website.

You do some SEO work and send an email to local realtors....telling each one that you are also contacting "these other" realtors (and List them)

Do NOT tell your "Rental Fee" yet. Get them to PHONE YOU....at which time yo tell them (depending how many searches your Keyword Domain gets every mo)

    I charge a min of $150/mo to $500/mo....with a 12 mo contract.

You offer the Full Fee ($150/mo) for the first 3 mos ($450 + $150 one-time set up)....$750 (1 mo free) if they pay for 6 mos in advance...$1,500 (2 mos free) if they pay for 12 mos in advance.

Towns with 25,000 to 50,000 work best and are easier to sell. Small "Resort" towns are the best.

So how many searches will it need to get paid $150 - $500 per month?

        John,

According to John Durham in his directory website tutorials in this section of the WF, searches and traffic don't really matter.

It's all about competition - no-one likes to see their competitior on Page 1 if they are on Page 3.

I hope he's right, because that's what I am banking on!

How much to charge? You don't know how much your prospective client will pay, so
try the Don Alm comparitive approach.

        Give them three prices.

        One is basic
Second is basic plus some extras for not much more (this is the option you want them to choose)
Third is a premium price with all the bells and whistles (you don't really expect them to choose this option, but they just might!)

        Cheers from 13 degree Canberra!

hmm..I think the hard part is finding people willing to pay rent for your website. Most of them want to buy, not rent.

    Hey,

I may come across as contrarian, but I'm only sharing my experience.

    Here goes...

The way that Don laid it out is probably the easiest way to do it without going crazy and wasting time on bad niches.

However, Don is a mutant. He can literally sell sand in a desert, sand at a beach, ice to a eskimo etc. He's on a whole nother level.

For the rest of us, it would border on being a colossal waste of time to go out and build dozens of websites, rank them and then sit around and wait for other businesses to find them.

Now, if you have nothing but time, go nuts. You'll learn tons about IM, ranking websites and website design in the process.

So, no offense to Don, but he's truly in a league of his own with his salesmanship ability.

I don't want to come across wrong, but you need to follow solid business advice when doing any strategy.

So, here's where you need to start...

...find business owners who would want to buy the website you're building BEFORE you invest one minute building a website.

This offline thing is hard enough without us going out there and throwing sound business principles to the wind.

Yes, it's easier to sell it if you have a proven track record of leads generated etc., but at the end of the day, you still have to have a buyer or renter who actually wants to pay you money for the website.

So, don't get so caught up in the hype of ANY strategy, that you suspend good business principles.

Finding a target audience that wants what you're selling is infinitely more valuable than having something out there "hoping" somebody stumbles upon it and wants to buy it from you.

    Been there, done that.

    It sucks.

And nobody made money except the guy who sold me on trying to bypass hundreds of years of sound business advice in order to use "his" strategy.

    Hope this helps,

    Chris

Chris, I think the answer is don't pick bad niches - focus on tradesmen, builders, plumbers, stonemasons etc. Go to the Yellow Pages index, close your eyes, and stick a pin anywhere!

I don't build dozens of websites, I have six basic templates, covering the usual suspects - professional, restaurants, tradesmen, medical etc. All these can be customised in under 10 minutes - for a sample site for a business, all I do is design a header (just text on a plain background), grab some royalty free images, input map reference from Convert Address to Lat Long, put in my text template, which just says "Put whatever you want in here), and bingo! Job done.
      P.S. Including a mobile version!

I also think it makes a big difference if you enjoy what you are doing. As you say, Chris, I've wasted a lot of time building websites that I've never sold, but I enjoyed making them, and I also expanded my knowledge of building websites at the same time.
