What is the best OFFLINE keyword research tool?

I have found Market Samurai to be good with local keywords. (Not an affiliate link) Not an expert and just started using it about a month ago. Example: A general contractor here in Ohio, I started my research off with General Contractor Ohio, and found many other localized long tails to use.

I'll start by saying that for raw keyword research, I agree with everyone here that market samurai is a great tool because it not only generates the keywords, but it also let's you see what the other ranking websites are doing.

However, the keywords it digs up are the same old keywords everyone else can find. So, any competitive advantage you personally find can just as easily be found and exploited by another ms user.

So, here's what I do to practically lockup my target keywords for my offline clients and my own business.

First, I do my own keyword research using the usual suspects (MS, Google Keyword Tool, Keyword Fighter etc.).

Next, I invest a few dollars ($20-$50) to get keyword research experts to dig up more buyer keywords for my niches or clients.

Then, I have the keyword pro's give me their mindset, thinking and perspective on why they chose the keywords they did.

The mindset and insights from the keyword pro's have proven more valuable to me than any tool I use.

And it sure as heck beats me having to stumble around trying to pick winner keywords all by myself.

Now, after doing that for a few years, I don't have to keep doing this every time, but when I'm putting together my real money stuff, I wouldn't think of NOT doing it.
