Local niche keywords and their search count?

What search volume should I look for in local niche keywords that would make a quality optimized site to rent or sell leads for?

I know for adsense sites you usually want to look for over 1,000 to make a few bucks. I would not think I would need that many to get a few leads a week.

I am about to go shopping for some domain names and any info would help.

      Yes, 300 local exact match can gets traffic... If you're number one for one 300 keyword, Google will send you traffic from keywords you've never thought of.

      You might be #1 for New York mortgage rates and get traffic from
      is FHA good or bad
      can you refinance with bad credit
      no income verification refinance possible or not

      They add up.

      The question is, are you picking the right keyword? Are you picking the right niche?

      Mortgage, attorneys, real estate being better than bagels, ice cream.

      But, people aren't looking for a mortgage broker, they want great mortgage rates, they're not looking for a real estate agent, they're looking for condos for sale in X. I mean, they also look for a mortgage broker or for a real estate agent, but you get more bang for your money if you go for the keyword that has to do with why they're looking for the mortgage broker or the agent.

      Look at how much they're bidding on adwords. Because from 300 searches, under the best of circumstances, you get some 100 visitors. How many of these will contact?

      Then, the page has to be awesome... so it converts. Or the company you send the leads to has to be. Better yet, both.

      I worked with people who got leads and took 2 or 3 days to contact, then complained they were not getting any leads. I work with a company that converts every lead they get.

      If you send them 2 and they convert 2 and that means they're making $8000 - $10,000 in revenue, like mortgage brokers around here do, they'll be happy.

      If you send them 100 and they close none, they will blame you.

      They will blame you if they don't do their part... so have tracking in place (to show the owner his people / or him are messing up).

    Try to target dozens/hundreds of keywords over a period of months if SEO if your aim. Some keywords in the 1000-10000 range.

    Others in the 100-300+ range where you can easily reach top 1-3 ranks, if possible

    Are you looking for exact or broad searches per month?

    You need to look at the niche you are targeting and consider the size of the area you are targeting.

    I have a bunch of domains that are about 200 - 300 exact match searches. They are the exact match domains too.

    I can get them in the top 5 in google no problem, most probably in the #1 spot.

    I am trying to get an understanding of what kind of value they will have after they are optimized. Most are services that are over $100 per customer charge.

      This is going to depend on the quality of the keyword. If it's a good keyword then yes you'll be able to get leads easily. I know someone mentioned you can't get leads on 300 searches monthly but that's completely wrong. (Sorry) You can if it's a "buyer" keyword. I do it all the time. It just depends on the quality of the keyword and the clarity of the message.

    I don't think that 300 searches will make some leads for you, try to increase your traffic, do guest posts etc

      This just scared the crap out of me. This will screw a lot more of us than penguin and panda together. Even though I believe I have good content on my sites, Im not to confident in robots to be the greatest at seeing that.

      Now it COULD change, but I've been doing research for a post I have coming out about this at the Local Search Forum, but so far I'm still finding a TON of EMDs ranking #1 in local. cityplumber.com, citycosmeticdentist.com, etc

      So I don't think that algo hit local much AND it's mainly only going to hit low quality EMDs. So ya if you buy irvinepersonalinjuryattorney.com and don't add much content or have spammy over-optimized content that EMD won't rank.

    When I've set up properties for local to get leads/phone calls many times the KW's are not showing searches or search volume at all, at least not in google KWT. They're long tail search terms that people are actually typing in google when trying to buy. And they generate calls.

      I think the main question to the thread here then is, how do you find those keywords if Google is showing you ZERO search volume?

      Is there a tool you can recommend.. or have you already told us too much?

        The best tool is your brain, you need to understand your target customer and approach it from their point of view, for example, do you think mr local plumber goes to his computer and types in "seo city", erm no.

        He goes to his computer and types in "how do I get more customers for my plumbing company in city", keyword tool will tell you this gets 0 searches a month, but that 1 guy who typed that in, who finds your site in number 1 position simply because you use that term once on your page is almost a guaranteed customer.

        It's not about knowing how many searches per month you get it's about knowing what your target clients will search for.

        I'm not saying to do this for every niche in every city, but take the logic from this post and apply it to your own marketing.

    Great info.

    I have one site that gets leads from less than 50 searches a month but it is for a free service. So I am pretty sure that I can get leads from 300 searches but, I have not yet set up a client with "sales" leads so I am worried it would be a lot harder.

    If you want to take a look at what free service niche and what my website looks like, please pm me and I will show you. Im not worried about competitors in the niche since I pretty much dominated it and was in the field a few years ago, so i no how to get around it.
    I really dont want to post it in the thread for fear of actually ranking it for the keywords. lol
