How much would you sell a pre-ranked site for?

Hello fellow Warriors,

Looking for your expertise.

I built a site for a friend of mine who is a painter, we ran some Adwords to it, and in the first month it generated him a $4,000 deal, while I'm not saying that this is what can be expected month after month, it does show there is some value to it.

Anywho, he has since injured his back and decided to hang up the brush, and has allowed me to do what I want with the site.

Since we've built the site, somehow it's ranked in Google Places (or Google+ Local), it doesn't get a ton of traffic, but I'm going to build up the social media around it and have it fully operational to just sell the entire package to another painting company in town.

How much would you sell something like this for? I know when offering SEO you want to calculate search volume x prices of their services... but, this is a one-time sale, and I also would no longer be optimizing it, they take it and I wash my hands of it..

    Why don't you rent it instead of selling it? this way you have some recurring money coming in instead of just a one time payment

    But, I'm not really interested in having to keep the site ranked and dealing with clients anymore.

    Have you tried flippa.com? You can sell your website there and let the bidders bid on the price they want. You have the option to either accept or reject their bids. So it's really beneficial to try it out.

    You can't sell the Google Places spot....

    So you would be selling the website for now.
    What is the website worth?
    How much business has it generated? (Organically) Not as a result of Adwords.

    If it doesn't bring me any business, why do I want it?

    The Google Places spot (don't you just hate saying Google+ Local!) is still generating traffic to the site. Also, since it's a painter, they don't do any work at their location so Google prefers those addresses to be hidden, and it appears changing the phone number on them is no problem.

    The traffic is pretty low though, so maybe I should continue to build it up organically, wait til it's generating at least 10 leads per month, point taken!
