I need advice for Lead Gen. (I've got a few different options)

Right now I'm sold on the upside of lead gen. for offline business'.

I will start off with PPC (some don't like this idea but I've got a lot of experience with PPC and lead gen. online) and then transition into CL, Youtube, SEO etc. to increase margins.

(That's the plan anyway)

Ideally, I would like to get into a niche with a lot of room for growth and take successful campaigns into new locations, I would like to be "that guy" for my niche.

I have 3 different options right now as far as markets go. My plan is to build out a mini site with both lead form and phone tracking and have 4 fields (Name + Email + Phone + Further information on the niche ex: for people looking for roofing, are you looking just to purchase the shingles or shingles and installation.. rough example but you get the picture.)

I feel having an extra field will help me qualify the leads more, once they've submitted they'll be brought to another page where I can qualify them further through a few more questions and these leads will be sold for more. As far as doing a free giveaway I'm not sure yet.. I think it will depend on the niche, as well as some testing.

My main issue here is I'm not sure which of the 3 to go with.

All 3 have higher ticket services for the most part (and looking at the PPC words for the city Im targeting the CPC is relatively low, under $2 - $2.50 for each niche)

For me all 3 of the niches make sense but my biggest concern is that I will drive traffic to the site, collect leads and the business' will not be interested in buying the leads. At this point I'm thinking to just call these types of business' and see if they would be interested in purchasing leads and I would focus on bigger companies in the market that ideally have some marketing spend available... With that said it makes sense to approach companies with some concrete evidence in place, website, leads already generated etc. so it's a catch 22.

Is there any other way for me to assess if a company is likely to purchase leads from me or not? I know with things such as real estate or insurance the chances of them buying internet leads with Name, Email, Phone is so slim because of the quality and amount people pitching to them but I've gone through the sites for my niches and there seems to be almost no competition in terms of people collecting form information (maybe 1 in each niche have it below the fold).

1 of the companies is a trade the other 2 are based on events.. similar to a jeweler (anniversary rings etc.).

Any help, tips or pointers would be greatly appreciated. As I said my biggest concern is that I build out the site and they don't want to purchase the leads.
