Thoughts on selling a ranking DUI website?

Hi Guys - I live in a metropolitan area of about a million people with 10 surrounding communities of 5000-50000 people. After buying a couple of wsos, I ran an experiment to see if I could rank in the serps for a local DUI site.

I built comprehensive DUI site and did a little SEO work on it. It was almost immediately sandboxed. I left it alone and went on to other projects.

I have not looked at the site in about 8 months. To my surprise, the site is on page 2 in google for (location)duilawyer and (location)duiattorney. Not to mention it is also on page 1 in all of the 10 nearby communities.

My intention was never to sell the site, but now that is is ranking so highly in such a competitive market I was thinking of approaching local DUI lawyers about purchasing the site?

Any ideas on how to price this sort of website?

Thanks

Mark

How big are these cities? I don't consider page two ranking high myself. but you could do some work to get it higher?

As for the page one results where at on page one? Is it above the fold?

    How many people visit it?
How many of them contact you?
How much does Google charge for a click for each of your keywords?
How much do dui attorneys in your area pay (low, average, high) for an exclusive lead?
How fast do you want to sell it?

OK, here is some more information. There are 144 DUI lawyers in the area. According to Google the average PPC cost is $45.00. Last month there were 71 unique visitors to the site. In 8 of the 10 smaller surrounding communities, the website ranks in positions 1-3. I have no idea how much a local Lawyer pays for a lead.

    Thanks

You could get them to contact you (phone, online forms), then you'll know exactly how many of the 71 are the kind of visitors attorneys are willing to pay for.

You could also contact a few of them and tell them the site's for sale (rent) and ask them to make you an offer.

I'd make you an offer if I had a good idea of how many of the 71 a month were serious about hiring an attorney (as opposed to marketing types checking out the competition, robots, article writers looking for inspiration, etc.)

sell the leads or rent the site, attorneys want leads, not to run sites.
