Hello everyone.

I have been lurking around the forum for a while now and finally decided to register. I have a question and hopefully some of you brilliant people can help me out.

I am in the process of starting a cleaning/landscaping company with a partner. Right now we have our first few customers, for cleaning it is mostly residential homes, but I want to branch out some more. Right now we are looking into sending letters to property managers(apartment buildings, condos, etc.) telling them why they need us.

My question is, does anyone have experience writing letters like this, some I could take a look at or a link to learn a bit more about writing things like this. I assume it would also be better to show up in person and deliver these letters to the different offices. Any help is greatly appreciated.

  • Direct mail can work. I would start out with telephone prospecting. Get a feel for the market by sifting, sorting and screening prospects with a thorough cold calling campaign.

    Make a list of possible prospects and make at least three passes through the list. Determine the best prospects--the ones ready to hire you now.

    Then use direct mail to target good prospects you haven't been able to connect with. Check the posts by Irish Intuition. He has had a lot of success with direct mail to property managers.

    Direct Mail is a tried and proven technique, you just need to test your copy and adjust it what works.

    You'll probably have a small sample unless you mail to thousands, so test different flyers, letters, etc. and build on what works.

    Since you already need someone to send the letter personally to the company ? would it be better that you hire a sales person and go to the office and approach like a direct sales ?

    I believe it work better than just a letter. Showing person is just show the sincerity but its better to have a people to approach.

      This was my plan. I was going to write up letters and deliver them in person, with the hopes of being able to talk face to face with someone in charge.

        Cleaning will not be a good service as property management companies do not do that. The landscaping can work well. I know a guy who has done some marketing to them. PM me if you want his info. He'd likely give you pointers.

        If you are going to take the time to write up letters and go out unannounced...you should do as Joe Ditzel said and do a cold calling campaign and THEN mail the ones you don't reach.

        It would:
        a) save you time by only hitting those interested in your services, so you aren't walking into businesses wasting time
        b) give you a solid day and time to meet with them so you don't show up when a DM isn't there and have to "leave your information" or again, waste time and
        c) give you a list of interested/call backs/mail/email for another run through.
