Offline Marketing to Commercial Property Managers..Help me please

Hello fellow Warriors

I am looking for help in marketing my commercial parking lot / grounds litter cleaning business to local Property Managers and Owners. I will primarily be targeting Strip Malls-Shopping Centers, Office-Warehouses and Small Office buildings within a 10 mile radius. My primary focus will be those locations that are not big enough to afford a onsite maintenance department. Any help or advice would be hugely appreciated. What other added services would you offer? Thanks in advance.

    The odds are high they already have a contractor
    for it.

    Before making contact with the property manager/owner,
    casually talk with the tenants.

    Ask who you need to speak to about it
    and why you are asking.

    Then as a bye the way, fish for any problems
    they see on the state of the car park and grounds.

    "Tell me more about that" is a great line
    to bring out more great info.

          Other services could be to take over the general maintenance of lawns,
          shrubs, trees and gardens.

          I suspect very, very few would be looking for someone on Craigslist.

          By talking with tenants to see if they are unhappy with the
          present set up or not, gives you a reference point when making
          contact with the property manager.

            Brilliant added services ideas. I am also a licensed herbicide tech, do you think offering vegetation management for weeds, invasive plants etc would be a service that I could offer? Do you also think that I should over time branch out further than a 10 mile radius? Thanks for your generosity.

              Yes they are all services which create a appealing landscape.

              Instead of different contractors it may be appealing
              to the manager to have one and only one account to pay.

              Initially you may have to go past the 10 mile radius anyway to find the one that says yes.

      Hello Ewen
      After I have gotten the decision maker's contact information through your awesome tactic; how do you propose that I proceed . The reason I ask this question, as a new company what do you suggest I sell (assuming that I already have an idea of the 'pain point' from one of the tenants) first....solutions etc?

        Start with the one area your prospects mentions and shows most interest.

        From there you can go through your list of others which create the total care package.

        You may like to print off a list of services with a tick box next to them
        so they become part of your repeatable presentation.

        A hardware store did this in their paint department.
        The customer was given a checklist of things they might need when buying paint.

        Like...

        extension rollers
        brushes
        replacement sleeves
        paint tray
        paint thinners
        step ladder
        cleaning cloth
        brush and roller cleaners
        drip drop sheets
        putty
        putty knife

        This jogged their memory and made more sales.

            Hey Jam....I know a guy who makes $300 a night cleaning parking lots of strip malls, apartment complexes and stores.

            He also makes money cleaning "gum" from sidewalks in front of retail stores AND... cleaning OIL stains from parking lots in front of stores, apartment complexes, gas stations and especially Drive Thrus of fast food places AND banks.
