Working with a new Start Up Company and slightly stumped on how to approach this client.
My main thought is to leverage LinkedIn and LinkedIn Paid Ads to find the exact client they are looking for. Can also look at a Content Marketing Campaign, Google Adwords and possibly Facebook Ads.

I am open to other ideas and reaching out to you Warriors !!!

We are looking different marketing strategies on how to target independent landlords.

Some of the services they are planning to offer:

Online rental application
Online rent/deposit payments and scheduling
File storage and messaging service
Tenant screening with risk analysis
Tenant / landlord reviews and rating system

Potential customers are independent landlords who have no need or simply can't afford expensive property management systems.

    Have your VA search for independent property owners in the rental listings on CL, Backpage, ThriftyNickel, etc.. You know the places the independent landlords advertise their properties.

      Great idea digichik !!! I am creating a business plan for them, they have to implement.

      Just had my meeting with them, found some pretty cool Landlord Forums that we could run some Banner Ads on as well.

      We are also looking for a solid List Company that could provide addresses and emails if possible.

        Maybe local REI (real estate investor) clubs.. either at their meetings or ads on their site (things like Real Estate Clubs, REIA Groups).

        Also forums, like Real Estate Investing Forums | BiggerPockets.com *specifically, BiggerPockets: The Real Estate Investing Social Network)
        and ActiveRain Real Estate Network (them agents know who they sold a small rental property and who needs and can afford some help)

        PS, don't forget commercial mortgage brokers and their forums. If your client's really big, look into advertising in http://www.scotsmanguide.com/.

        You might also want to look into advertising on LoopNet - Connecting Commercial Real Estate™. Or at least becoming a member and getting access to their newly sold properties.

        Look up Dave Lindhal too, and see if any of his students would be interested.

          I helped a client go from around 80 managed units to over 2,000 in three years. The way we did it was we went after the desperate owners. Basically we had someone monitor the eviction notices. And we offered to handle the eviction for a cut rate cost(we had an agreement with an attorney)- who did the first one close to free as an intro to the client. Then we had a USP where we guaranteed them a quick, cheap eviction, and one year of guaranteed rent. Then they did their magic of finding a good client. On around 5% of the leases they went bad and they had to pay on it, but of course it was worth it.

          Evictions are a matter of public record, they are generally a pain in the rump for the owner. And at that point the owners are frustrated and desperate. In certain counties we paid some of the clerks to do the research. We paid them a couple of bucks per name. They just entered the information on a simple form online with their phones. Easy as pie. On others we had people that would go in and do the research a few times a week. It took a half hour or so most days.
