Question about an offline idea to make money...

So this is way for ME to make money, not really anyone else lol, (unless you find yourself in a similar situation haha) but I'm hoping some of you can help with how I go about doing this...

So my mom owns a small restaurant... I mean small, probably seats about 8 tables inside and maybe 15-20 outside. Anyway she's selling it... I want to ask her if she'd give me a % of the sale's price if I found her a buyer. I know several business owners in town who I can personally reach out to, but my question is...

How do I reach out to other business owners in a professional manner who might be interested in this business opportunity? I live in a fairly large beach town in California and tourism here is HUGE and there are many very successful restaurant owners who might be interested in this opportunity, and I might be able to make some cash if I can present them with this opportunity.

Do I just walk in and ask to speak to the manager/owner? Do I call ahead and ask to set up a time to meet with them? What do I say to get that meeting "I'd like to speak to your owner about buying my mom's restaurant?" LOL... I'm not very "salesy" at all so I could really use some help on how to approach this Also what % of the sales price should I ask for from my mom should I find her a buyer? (And word from my sister says she wants to sell asap and is having a hard time finding someone to buy, so she might take me up on this).

    First of all, you have to think about what would you say to prospective buyers. Make the honest and convincing words.

    Second, the time to act. If you are good at talking, you can start a conversation with them. If you are not good at talking, you can write it in a paper, and give it to them.

    Third, consider the statistics. I think you need to find a thousand people to get a buyer.

    Here's a thought. Get to know some commercial real estate agents and some commercial property managers. They'll have clients who are interested. This will cost your mom a commission and probably leave you out of the money making loop. However, you'll help her out.

    The second way and this way will probably make you money, is to chat up employees of the top 5 to 7 restaurants in your locale. Find out from them if their boss is thinking of expanding locally. Believe me, if they've been at that restaurant for any length of time, they will know if the boss has intentions of buying another property in town.

    The third way is to get your mom's permission to be her sales guy. Then go into every restaurant within 5 miles and ask the owner if they are interested.

    Agreed with the employees. Talk to a few of them, and see if their bosses are planning on expanding and in need of a new location they could use.....ie. your restaurant. It all just depends on you though and what your current goals are in this industry. Selling a restaurant is a bit more complicated than selling a website to a business owner.

      I find it interesting everyone is suggesting meeting with the owners of the nearby restaurants. I would be asking to speak with the head line chef myself. A nice probably for the market inexpensive start to doing things for themselves.

      We speak more than a bit about meeting the needs to fix the pains. but sometimes you need to flip that. Its about the DREAM!

      A good Chef is an artist... they want to get out on their own... your moms place is the vehicle to get that done... and that is the type of person you want to find to drive it!
