When finding niche use tools like KW planner, ubersuggest, DMOZ and long tail KW tools (like long tail pro or kwfinder).

If you plan to monetize on Adsense, then look at competition and bidding $.

If you go affiliate way, then only search volume!

It depends on what you are selling. If you are just running ads and only make $0.10 each time someone clicks on an ad, you need lost of keywords with heavy search volume.

On the other hand, if you are selling a product in which you make $5,000 per sale, I would go with pretty much any keyword that makes sense regardless of its search volume.

It's not so much the niche, it's the domain. Is this a new domain? Are you going to be starting SEO from scratch? If so, you may want to start really low (around 5-10k) and see what happens..Maybe you rank easily for that..so then you pick some slightly higher in the 20-30k range and see how that goes.

If this is a previously developed site or something that already has a bunch of links and work done to it, then it would be a different ballgame!
