    1. depends on what kind of website you are going to make.. if you are making a website to promote an affiliate product then try writing a nice review about your product and seek a keyword related to it.
    example: product = face cream
    example keyword/keyphrase: non-irritating face cream
example article: product review article SEO written based on the keyword above

if you are going to make adsense income then any keyword with low competition will do.. cpc matters in some cases.

in both cases above best tool is the google keyword tool (adwords program)

    2. onsite seo first, then offsite seo by quality backlinks/social signals

Also keep in mind that each page on your site is ranking separately. Each page should have different title tags, with a different set of keywords and phrases. Otherwise these pages will be competing against each other...Cannobalizing.

That can be a loaded question, and depending on the niche, could be easy or tougher- based on if it's a site that you want to rank locally, it's going to be easier. You want a good title tag, and some meta tags help as well. There are a number of products to find long tail keywords, but I still like to do my researchy with the Google tool. One thing to remember, is that just because the tool says no search volume, doesn't mean that there isn't any. I've had local clients get 3-4 new clients a month from a kw that google says there is no traffic.

One tool I like besides the Google keyword planner is SpyFu. You put the competitors website URL in and it shows you where they spend the most money for keywords. This can be a great clue to find the most profitable keywords quicker than testing.
