He is a real estate agent and trying to rank for some local real estate terms. He said he was outsourcing PNB linking and wanted me to build him some PBNs to get him from position 25 to 30 to page 1. Here is what I have to work with...

So it looks to me like his current backlinks are total garbage which is why his TF is so bad. 1,381 backlinks on one domain seems a little high right? The referring domain isnt even about real estate.

So the solution is to clean up all these crappy links and build new high quality ones right?

Delete or no follow these crappy links?

His DA is 19 and PA is 30. If that makes a difference. Website is nice and on page SEO is good.

    Are you sure you are ready to work for a client?

    TF doesn't mean anything. It's a 3rd party metric. I would not be making decisions based on that. Same with DA/PA.

    1300 backlinks on one domain... there can be legit reason for that. Have you investigated them at all? It might have just been something like a blog comment link that got caught in one of those "recent comments" widgets. They may not even actually be there anymore.

    3rd party link checkers like Majestic are really good at finding links, but not very good at updating links.

    You probably want to grab any lists of links for the site you can and run it through SEO SpyGlass to see what is actually live. This is also a really simple live link checker that was just launched if you want something easier and free.

    At least then you will no what you are actually working with.

    Ummm... do you understand how nofollow works? You cannot nofollow a link from a site you have no control over.

    I would be very careful about trying to get links removed that you do not understand. You could tank their rankings.

    Everything is possible in SEO, what are the keywords you want to rank for?

    I'd recommend to build links from homepages with good Trustflow and enough content.

    He wants to rank for rural area long tail real estate keywords.

    Its really an internship as I'm not being paid for it and he says If I rank this site for the first page then he will send me more work and pay me.

    Hes already on the bottom of the second and on the third page.

    He told me he wants me to build PBNs and point the links to his page. (or outsource it to Source Market)

    Majestic says none of the links have any trust flow. So I figure 3-6 strong PBN links should get him on his way. Or just rent some strong links from links management.

    Am I in correct or under estimating this? I am a member at Source University and was going to follow their guides.

    Theres not a lot of competition for the keywords he wants..

    You realize it could easily cost you over $1000 to build a quality network for him, right? You are going to do that for free?

    I would never, ever rent links from a PBN for a client's site. That is a great way to get them penalized. Any PBN that is selling links is not private. It is just a matter of time until they get hit. It might be next week. It might be next year. They will likely get hit though.

    Again, the TF of his links is not an accurate way to measure their quality. It's a 3rd party metric. You can look at it, but I would be very careful about making any serious decisions based on that alone.
