How much can I sell a Local SEO Niche Site

Hi worriers,
I would like to know a estimate on how much a Local SEO site about a Surgery Niche be worth if it has 100 pages who target different suburbs and town in U.S.

Each of those Pages rank 1-3 position if the targeted keyword is entered for example.
Oakwood Surgery ranks 1 for my site .. just an example.
Each of those pages could be ranked for 200-700 USD per month to Clients

So after taking all the factors in consideration how much you think that I will be able to sell a site with those rankings in a estimate.

Please share your thoughts since they are extremely valuable for me.

    It depends. How much targeted traffic does the website get per month. Multiply that number with a conversion rate of around 2% which is realistic and then multiply that number by value of the lead.

    This should give you an idea about the total value it generates for prospective customers.

    If the blog is in good standing, you can price it anywhere between 8 to 12 times the monthly revenue (which is the amount you calculated above).

        There are many portals which can help you sell your website.

        Check different online marketing and domain sale forums.

        There are many around - make a post in each of them and you should get multiple offers assuming the site is in good standing.

            I highly doubt that ANY website marketplace is going to help you sell this site for much money (if any at all). The only way you will get anything for it is by cold calling the local businesses that may benefit from a local website about surgery that ranks well.

    You can sell a site for what it is worth. How much money does it make? If you cannot show that it makes money, don't expect to get much money, if any, for it. Otherwise, expect to get anywhere from one to two years worth of the bottom line profits a site currently makes.

      Hi thanks what if is a new site but it's ranking 1st for about 100 terms ? How much would you sell a site like that ?
      500 - 1000 - 2000 or more USD ?

    Local? Are you a surgeon? If not, the value would be zero.

    No real surgeon is going to need something like that.

    Surgeons get all their business from referrals and in-network.

    Plastic surgeon? I doubt if they would even bother....

    You people amaze me to no end.

    How can you even do local if you are not a real local business?

    You don't even need a website to do local.
