If I wanted to buy an existing website...

Say that there is a website that is #1 for a keyword phrase I use. I don't know how one would come to value such a site. Any ideas?

Some gurus espouse buying aged domain names. Why not gun for #1 for a search term?

After that, assuming I struck a deal, how would I use that site? Would I leave it as is... no, I wouldn't want that because it has ads all over it, leading to my competitors. It appears to be a site that is set up for ad revenue. I would want to remove those ads.

But what about changing content? Leave it the same or what? Put ads on there leading to me? Leave the main page with the exact URL it has now? Say, it's www.othersite.com/index.html... could I change the home page to be www.othersite.com/home.html? That way, I could make it my own.

So, how would I value it to make an offer and hust what would I do once I got it?

I changed one my sites which was on page 1. My ranking completely dropped and up to now I am still struggling to get it back on page 1 (that is one year almost). I understand you want to feel the site to be your and have it on your marks. But major changes will cause you to loose your Google ranking. As to the valuation there are lots of sites you can try like Cubestat - Website Value Calculator, Estimations and Information ,value my site. But they will give you different estimations.

A website with #1 for a search term you want is definitely much more useful than an aged domain as the latter is extremely unpredictable.

Usually, people value websites by the existing revenue it makes. 10X monthly revenue is often quoted as a reference price but this is highly variable and depends on many factors such as age of site, PR of domain, and how revenue is generated. More experienced buyers will look more at potential rather than existing earnings.

You will need to ask the owner first whether he is willing to sell, and if so provide revenue details and then take it from there.

Could someone address the issues in the OP about... IF I buy it, then what? How would you exploit it? Obviously, I am interested in traffic that is coming into the site for the keyword phrase. I don't want them going elsewhere, I want to convert them to a customer. (See OP.)
