Adsense Keyword research specifications

For those of you that have high ranking adsense webistes maily money daily what are your specifications for selecting a good keyword?

I heard some people say that iti has to be under 10 000 in " " in google others say you can go as high as 100 000 in " " and still rank eaisily. Can anyone help me with find good specifications because I don't want to spend money on domains that are hard to rank for.

    BLP - backlinks to page
    BLD - backlinks to domain
    PR - page rank
    DA - domain age
    IC - indexed count
    Onpage SEO. (keywords in title, meta etc)

    allintitle, allinurl, allinanchor, with or without quotes only give you a general idea and are good if you have a shotgun approach (i.e, you buy 100 domains at one go). If you only build 1 website at a time, you NEED to know how to use Market Samurai.
