Hello Warriors,

Hey I have been doing SEO for about 8 months or so. I recently have become a Realtor and have a couple of websites up and running right now. My question to you all is can I use the same SEO techniques to climb the serps just like I would promoting an affiliate product. Or would some other type of marketing be better.

Will Ezine articles, lenses, goarticles. etc. or just simply posting on forums and blogs be better. Here, where I am from, technology, especially the internet, is causing Realtors business's to expand exponentially. The crazy thing about it is 95% don't have a clue about SEO. I would like to dominate my area. Please help.

    From what you're saying I'm assuming you want to push your realtor website up the search engine pages for a specific location/city etc. So that being the case, I'm going to have to disagree with David. Seo for Local Business is totally different than for affiliate sites.

    More than 80% of what you need to do is related to getting into into Google Places, previously known as Local Business Center and appearing in the 7 pack.

    For local business if you get the top 1 or 3 positions in the organic listings it's like being on page 2 for affiliate sites. You have at least 9 people ahead of you ( 2 sponsored listings and 7 listings from google places) and the ones from google places have pictures. They show the location on the map - which means huge click through rates for them and insignificant click through rates for you.


    So the questions then becomes - How do you get into the 7 pack?

    This has largely to do with getting citations - being mentioned in places with local interest ( ex yelps, citysearch , local websites) and getting good reviews. After that you add the normal link building stuff that gives you another push.

    The main idea is the the change in focus from link building to citations which is being mentioned with your company's name and address.

      I would do all of the above, PLUS evrything else you would normally do to get a blog/affiliate site ranks. But Google Place, the 7 Pack is a MUST for Local Business SEO

    Real estate is a different beast. A few select keywords are usually insanely competitive. The best way to get quality links to boost your real estate keywords is to get local businesses with aged domains to link to your realtor site. Getting involved with the chamber, BNI, or any networking group can be a good way to do that. Also, scan for competitor links and article dirs/web 2.0/social media is a good way to supplement traffic and build up authority.

    You'll want to get involved with PPC management. This is a great way to get the agent's name out there and the best part is that impressions are free!

    Some of the big real estate sites will sell you targeted traffic that will convert higher than Adwords, and already have delayed capture tools in place.

    The real estate agents website is a big deal too. Simply using an Iframe for the real estate listings isn't the best way to go. Look around for solutions that will actually have the listings on your own domain and also easy feed management/syndication.

    Add a blog and post real estate article frequently. If you don't have a good writer then you may want to use the blog to feature certain listings within the primary city.

    There is much more to it than your Google maps profile. Although this is an effective way of ranking fast and pulling in traffic, there are many cities where branding has created a skewed search volume, meaning that the agencies name is searched for the most. Also, there are many keywords where Google won't display their business listings. So it's just one piece of the puzzle.

      I would focus on Google Places...it's uncharted water for a lot of Realtors. A lot of foreclosure keywords trigger map results. I'm working with a Realtor right now and we are creating a foreclosure landing page and getting it listed on the top of the map results. We're talking 40,000 searches a month type traffic here! go to the google keyword tool and type in frisco foreclosure...serious traffic

    You need to mix up your link building techniques and stick to a solid plan every month, do not skip around and gain a bunch here and there.

    Do everything mentioned above. From everything I've read 1 in 5 searches are coming from Google Places (within Google that is), but that leaves 4 others coming from other mediums.

    For something as competitive as Realty, I would find a niche within the verticle. Beach homes? Condo's? Single Family home? And break it down until you find a high search, low competition area and spend more time building that up. You can do your resarch with a good keyword tool.

      First,

      Do not discount the advice offered above for "CITATIONS" for local businesses whom you are doing local SEO for. Citations are critical for local SEO.

      A citation is a reference from anywhere that mentions your business but does not have a link to the site. Take every opportunity to get your local business listed locally, even if the reference does not have a link.

      A really good citation is local newspapers, be sure that you press release the results of local little league team or bowling league if your Realtor sponsors one. Do not forget smaller local papers too. Call your local paper and ask for the real estate reporter. Explain that your Realtor would be happy to offer any insight into the real estate market locally (when the reporter has need of that type of information), for a mention in the articles when written, (if your Realtor will do this). Look for similar opportunities with HARO and pitchrate.

      When you get a quote, put it into your blog. Just mention that you provide SEO and one of your sites was quoted in the paper, then include a part of the item. Keyword heavy link here.
      To find local directories search for "city name business directory" and "cityname add a business", and "cityname submit a site".

      Post an ad Craigslist every day, if they are already posting to Craigslist, make sure they are linking to the site sometimes with keywords, sometimes with the business name, sometimes with a geo mention, sometimes with no link for the citations. Same here for any local online classifieds. Don't always use exactly the same anchor text.

      Make sure that your business is using only one address and phone number,
      if there are more than one business listed with the same phone number or address, you will not rank well for any of their businesses.

      On images, use alt tags such as "Cleveland home sales logo" on the site images. Never duplicate an alt tag for two images on the same page.

      On each web page use a copyright statement at the bottom like:

      © 2010 | Houston house painting by Painter plus | All rights reserved

      then a second line.
      House painting experts serving the greater Houston area
      or
      House painting service for Houston, Magnolia, Pasadena, and La Porte


      If you can get involved early enough, try to get a keyword rich domain name.

      blackmanrealty-alanta is miles better than "blackmanrealty

      "alantahomesales is even better, just include the line "Brought to you by Blackman Real Estate" under the title.


      Build the site with a structure that allows you to keep similar pages grouped together by geo lock.

      In otherwords, use this:
      real estate kings.com/iowa_farm_and_ranch/desmiones_listings
      real estate kings.com/iowa_farm_and_ranch/altalona_listings
      real estate kings.com/montana_comericial_warehouses/bozeman_listings

      Instead of this
      real estate kings.com/iowa_farm_and_ranch_listings

      This allows you to "geo-lock" both your state and city in the URL of every page, a huge help, be sure to use the geographic term you want to target in your web page there.

      If they are in the Chamber and BBB, put site wide links on every page along the left margin as high up as possible. Use the logos for these two organizations as people perceive this to be an endorsement of your business.

      Watch your server logs and look for search phrases you missed that have traffic, and if a winner appears build a page targeting that keyword phrase.

      Should keep you busy for a while.
