HELP! frames iframes & seo (real estate)

this is a listings page from my current real estate website.
it is a template real estate site.

but i can not control the entire url and can not control all of the onpage seo. it also has the mls in a iframe.
i want to hire a local webdesigner to build me an seo friendly website but it must incorporate the same mls (idxpro) in a frame or iframe.
how much will this hurt my efforst to ranks well, if everything else is done well, like H1 H2 tages, alt tags, on page text, meta, etc?
