How much can I sell my Adsense Site?

I have a couple of sites that are made and on the first page of Google as they are exact match domains. Originally planned to use Adsense on them but have not gotten my account yet.

Was thinking of selling a few of them to fund other sites. How much can I sell an exact match domain on the first page of Google with about $2 CPC and 2000 exact US local searches per month? The websites have 2 articles each and 2 photos gotten from elsewhere with a good looking template.

I have no clue how much the website is going to make from Adsense. Any help will be greatly appreciated

    You can sell any adsense site for 10x monthly revenue of the web site. This is the basic formula to flip a web site.

    How much visitors coming to your site per month, 2000 is a very low number and you can go for adding more articles to target long tails of that keyword. Without earning proof people will not be interested in buying that domains.

    With only 2 pages of content and no earnings, not much. I would suggest holding off on selling it. Get your Adsense acct and put ads it on your site. While you're waiting to be approved, and even after you have, keep adding more unique content. Once you have 2-3 months of earnings, list it on Flippa. You'll make a LOT more than if you sell it now as is.

    If you try and sell the site before you've attempted to prove some revenue, you'll probably get very little for it; in fact $97.73 would be on the plus side

    Maybe you can ask a friend to stick their Adsense code on it for you so you can at least prove some revenue. It's only a rough estimate but you would typically, on the lower end, sell for around 6.5x whatever you generate monthly.

      With the few AdSense site networks we've sold, we easily were able to make 12x - 15x monthly revenue with Buy It Now offers. take a look at the site in our sig for complete revenue reports on what we've been able to do with our sites and site sales so far.

        Just out of curiosity TryBPO, why do you sell these sites if they are generating a consistent revenue stream? In terms of an investor buying a site for 15x its monthly revenue, that's almost an equivalent of a 100% p.a. return on investment. Also, the management required is very little. Why not hire some person to manage all the sites instead of flipping them?

        This isn't to attack your business model or anything, I've just always wondered the reasoning behind this method.

          Hi Steven,

          Not wanting to put words in Justin's mouth as his reasons could be entirely different, but there are several very good reasons for someone wanting to sell something that's profitable and easily managed.

          Here's a few that cover most scenarios

          1) Leverage

          SEO work is SEO work regardless of the site you're doing it for. Obviously, some industries are more competitive than others, but assuming things like customer service enquiries or development work is even, I'd rather spend 8 hours per day on a site that generates $10K per month than one that generates $1K per month. Selling a smaller site allows you to buy or focus on a larger project.


          2) Trading Up

          Take these two examples





          It's a generalisation and there will be other factors at work, but by selling, you get to an end goal quicker.


          3) Risk. A buyer pays the smaller multiples they do with a website (as opposed to a bricks and mortar business) because they accept there's more risk involved, and the seller removes this risk in selling. Google's algorithm is ever changing, and what could be earning $5K per month and worth $30K now, could be wiped out almost overnight and be worth nothing if it relies on organic traffic and loses that asset.

          There are also some genuine, but slightly crazier reasons here

            Hey dude, I don't really understand the diagram you gave... if site A is earning $14,400 a year, is it not generally worth $14,400?

            The next diagram has me puzzled.

            This is a great point though, Google's algorithm is ever changing, and what could be earning $5K per month and worth $30K now, could be wiped out almost overnight and be worth nothing if it relies on organic traffic and loses that asset.

            I'm going to be coming into a fair bit of cash, and am considering investing in a profitible website. I like the idea of aquiring an asset that also generates a monthly income.

            Can you recommend any reading on the subject of investing in websites, I'm talking high end here, in the $10,000 to $20,000 price range.

              Hey,

              Not quite but that's the great thing about what we're doing right now.

              At the time I did the diagram, I ran a check through the database to give the average earnings multiple for every site that sold with more than 3 bids in the $500 - $50,000 bracket in the prior 6 months.

              I rounded up slightly to make it a nice even number, but give or take a few dollars the multiple was approx 8.3x so that was the figure used (8.3 * 1200).

              Sites sell all day long for more than 8x multiple, but not the majority. These are the sites that manage to escape being valued on revenue alone because they have other assets like member lists, recurring revenue, multiple sources of traffic etc. The diagram was based on a basic site, like an adsense or microniche site for example.

              It's kind of crazy when you realise that offline, most businesses are going for around 4x EBITDA or in web terms, 48x net monthly profit. As we speak, I know at least two people who have set up mini funds, where they constantly buy good solid web businesses as part of a portfolio, knowing that even buying at above average price for somewhere like Flippa (e.g. 12x net) adds up to four times more value to their overall business, which they'll eventually sell as a publishing company but at offline price.


              As for reading up on the higher end, there's not a lot of info specifically aimed in that part of the market.

              The only ones I know are

              There's a course recently released by Danny, Dave and Ryan which interviews a lot of people at the higher end and goes into some good depth on $5 - 75K purchases and sales
