Criteria for a good AdSense keyword?

What are the criteria for a good AdSense keyword to target?

For example I found a keyword with following criteria:

Local monthly searches(exact) >1000
CPC >$1 in GKWT and contextual tool
SerpIQ: average competition
Traffic Travis Competition: Relatively easy
Market Samurai SEO value > $1500
Spyfu: more than 15 advertisers
Exact match domain available.

So would that be a good keyword to target for example?

    It's really impossible to give a good answer, but it would appear to be. Please keep this in mind though...

    If it's 1,000 visitors, as a rule Google gets 30% of those searchers to click on their ads. So you're down to 700.

    If you rank #1, you'll probably get about 50% of those visitors. So now you're looking at 350 visitors.

    Let's say the average CPC is correct, so for every $1 click, you get $.68 I think.

    Now let's assume you have an awesome CTR of 10%

    So 35 visitors clicked on an ad at an average of $.68.

    You will make roughly $23.80 from that one specific keyword.

    That assumes you rank #1. And that the CPC is close to right. And that you have a high CTR.

    So I'd probably 1/2 and say something like $10/month is closer to a reasonable figure.

    Nothing wrong with that. Just make sure you're the kind of ROI you're expecting.
