A so called SEO expert is trying to tell me it is not a real keyword phrase.
Though google says it gets 3600 searches a month.

    I would call it a kw phrase
    Stanley steamer looks to be number one site but I can see they have ZERO onpage SEO for the page since it is picking up the main root domain not a subpage
    I cannot believe they cant be outranked by someone with decent backlinks, and good onpage SEO

    What do you mean, "not real"? Anything you can search in Google is "real." But, yes, that sounds like a good keyword phrase. Some geo-located keywords only get a few hundred searches, so that is pretty good.

    Ask him what an "unreal" keyword phrase is.

    A keyword phrase is any combination of two or more words. Simple as that.

    Whether or not is it a good keyword phrase is an entirely different question.

    "Carpet cleaning Tampa" has very high competition and returns loads of results (1,410,000). I suggest finding a more unique niche kw with less competition.

    I must admit that I off the top of my head, I wouldn't have thought that 'carpet cleaning tampa' was such a competitive phrase, but it certainly is.

    A CPC of $8.01 also gives you an indication of the competition.

    Do people in Florida have really filthy carpets?

    That's how I search for anything local when I'm doing personal searches, that or the zip code.

    1) Carpet cleaning Tampa
    2) Carpet cleaning 33606

    I know everyone gets hooked on Google keyword tools data, but sometimes you have to just use common sense.
