Running some key words through Market Samurai and see this in the SEO Competition. I am not real familiar with this software, but green usually means go for it. And U see a lot of green here.

So does this look like a key word that is worth going after?

The #1 site isn't targeting that exact keyword.

    "90 ltv mortgages" site:www.freddiemac.com

They are most likely ranking for your keyword because of this keyword "ltv mortgages" site:www.freddiemac.com

Setup a quick test page & see where you land at in the SERPs with a few backlinks. That will give you an idea what's going on with the competition.

I see a forum page sitting at position #10, so without checking any further I imagine you can at least land on the first page with some basic SEO & a few quality links.

The keyword is already posted for all the world to see so I'm going to go ahead & say this extra tip for ranking that keyword, in OP.

These two keywords are basically the same, the first is an abbreviation:
    • 90 ltv mortgages
    • 90 loan to value mortgages

I would target both versions of that keyword phrase with separate internal pages.

Google already knows the definition of the abbreviation (define LTV) in the keyword phrase. You can also see that Google knows both keyword phrases are the exact same things when you do a search for the original keyword with the abbreviation 90 ltv mortgages. Now do a SERP page search for loan to value in the SERPs (link above).

You'll see both versions show up in the first SERP page on one or two SERP listing titles.

I would hit that keyword from both angles on at least two pages to get started, get them ranked & If the traffic conversions are good, build more internal pages & aim for multiple SERP listings per keyword.

I appreciate everyone's comments. I was more asking about the process than this specific key word. I was trying to understand Market Samurai. When I see all that green, or all those 'n's, should I get excited?

I might actually try using that key word as I do have a blog in the mortgage niche. But I am not sure as I laid it out for all the world to see.

A lot of times software won't pick up on things that are common sense for humans. For instance I see 2 forum pages ranked for your keyword on the first page in the SERPs, chances are very high those pages are weak, which narrows down competition to 8 pages.

I didn't check any competition strength, but most times a forum page isn't even trying to rank the page.

I've been using Market Samurai since it first came out. If it green lights something, go for it. MS's filters are a little too conservative for me, so it's got to be low competition. Question you've got to ask yourself now is "is it a buying keyword?" Is it worth all the trouble?

Word of advice: invest an hour in watching Market Samurai's videos and get to know it well. It is a powerful tool. You were smart to invest in it.

Looks like just fumbling around, trying to learn and practicing, I found a decent key word, and then displayed it for the world to see. I am such a dork.

Bt as someone said, is it a buying key word? Since Yahoo did away with their buyer key word page, I have trouble figuring that one out. I am just not very good at this key word research.
