Help With my Dilemma on Selling my Website

Hello,

One of my sites is coming up to be 1 year old this June.
It's not a thin site by any means, and like all the websites I make, it is an authority site with 200 pages of content and really quality information.

The site is a PR 2, was unaffected by Panda or Penguin (rankings increased after these updates) and I see a solid base of links to my site from really authority sites in my niche such as national colleges and universities.

It's a career niche, and the site is about information on the career training and the career itself.

The site is ranking on the first page for a lot of major keywords and long-tail keywords as well for Google Canada. Google USA as well, but rankings are better for Canada. However, traffic is low.

Problem #1
I'm currently getting about 50-70 visitors a day. The main keyword I'm targeting for Google USA gets about 10,000 searches a month. After Panda and Penguin, I finally made it to #7 on Google.com. I was #2 on Google Canada for a long time before that and still am, but the same keyword only gets 500 a month in Canada.

Problem #2
I was monetising with adsense and was making very little from this site. Maybe about $6-12 a month.

----------------
Now, obviously I have put a lot into this site. I have written all the content myself and did all the work to get the backlinks from top authorities in my niche. (simple emails and asking them to take a look at the site and put a link on their link page if they think it will be of value to their audience).

However, I want to just sell the site now. From what I told you, would you agree that it will be difficult to even get $1000 from Flippa buyers?
I know a lot of them just look for sites that they can take over and make money from right away.

Once again, traffic - 50-70 people a day. About 1500-2000 uniques a month.
Traffic is mainly from Google. With adsense, makes $6-12 a month.

I wanted to ask people here first before I list on Flippa. I have the feeling that if I list this site up, unless a really dedicated internet marketer sees the potential value of it, I'm going to see really low bids. Before paying the 20 bucks to list it, I wanted to just see what the Warriors thought.

Thanks so much. I know it was a long post. I look forward to your responses.

    Bump.

I realize that my question is really vague and difficult to answer.
Any thoughts or comments would be really helpful.

    Thank you again.

Well I don't sell sites, but as you mentioned the bottom line is, is the site worth anything.
I have a low earning adsense site that has 3 posts of 1000 or so words...and the main keyword is a 1300 a month and is the only money keyword I rank for. The CPC is .93 and I got 980 visitors last month.
That site still made 37 bucks.
And while I admire your effort and hard work, and I wish I had a site that was 200 pages of quality stuff...you'd be lucky to get 200 from flippa nevermind 1000.
There is still hope...as you said maybe someone will see some really good potential, but then if there was, shouldn't you be looking at that instead?
      Best of luck.

I would not sell the site. Your domain is quite old, and you have invested time and work in it.
You say that you are 7 on search. Work smarter and raise it on the third, second or even first position. Only then will start really earning from it.

I agree why dump it unless it's a real white elephant? It's also good to know when to quit but you admit to yourself you can see value in it. You need way more traffic to make anything decent with adsense, most sites up to 1000 visitors per day, why don't you focus on traffic and build some more content? You never know in 6 months you might look back and say I was crazy to sell this. This happened to me once but I kept going and it made a small fortune.

    Thanks a lot guys.
The thing is I'm just so tired with it.
The niche is extremely competitive. Wiki and official government institutions are above me in ranking and it looks daunting.

Forget trying to rank above them for competitive terms, there are tons of longtails you can rank for too, go and see Nest28 thread. If your site has some decent links already then they will rank pretty easily. You just need some keyword research tools.

200 articles in a year is nothing I could probably do that in a 20 days or so full time, you need to pump out the content hard. Or if you don't want to do it then make an investment and hire a writer.

Self doubt and getting fed up is probably why most people fail at this. Like i said this happen to me once. I got fed up and tried to sell the site, i couldn't even sell it for one dollar, but 2 months later I hit the jackpot and it went on to make $10k per year.

Buyers on Flippa do not care about potential as much as they care about profits so the "norm" is to expect around 10-14 X your monthly profit which in this case would be not be much at all.

I don't think you will get remotely close to your $1000 asking price.....but wish you luck!
