Make sure that the expired domain has many backlinks from multiple sites and different ip addresses. You could use ahrefs.com for this. You should also check the pages that are linking to the site. If you see the link exists in a list of multiple such links, then there is a chance that the link will be lost by the next PR update. Also check if it makes sense for the site to be linking to this domain. If all the links come from scammy sites with many outbound links, then its possible that when the links are removed, the PR drops down.

Not in dispute. I have experienced the same. I Should have been more specific. I was merely answering the question of how expired domains lose PR. That is - not that they always do just how they lose it when they lose it.

Nowadays, Google don't wait that long. They will deindex your deindex in 2 or 3 crawls if your site remain down or googlebot couldn't access

An expired domain rarely loses it's backlinks. A genuine high PR domain name keep it's PR even with a thin page uploaded during a PR update. All you need to do is:
    - Check if the PR is coming from a redirection (step 1)
    - Check it's backlinks, I suggest using Ahrefs.com, extract its backlinks and check their PR.

So for example, if the domain name is a PR4, and it has 1 PR5 backlink along with a bunch of other backlinks, I would say it is genuine. But you cannot expect a PR6 domain that has a couple PR4 backlinks to maintain it's PR after an update. Hope that helps.
