Adding Product to a ONE Product site...

I have never really asked for help, I always research and find my own answers. I don't know what to think about the SEO move I am about to make because it is too specific to find a educated answer. So here I am on the WF
I have a website marketed to Oklahoma businesses.
It has 5 main content pages on the header nav, all relating to information about the product in Oklahoma.
I sell one product on the site.
I rank 1-3 for my keywords.
I rarely update anything other than the numbers for the current year. 2011,2012,2013.
I want to add 2 new altered products geared for Nevada business owners. I am the expert on this niche, and want both the SE and customer to know/understand I am on both states. I have two choices:
- Start from scratch. Purchase a domain, build site, get indexed, then wait. Solely dedicated to that state.
- Modify the current site. Add the other products to the existing website, but I am scared to do this. I am worried that adjusting the site for a new product could have a negative impact on my current ranking for Texas. This site accounts for 25% of my monthly income if I screw up. About than $500/month, but a lot to me.
The site was flash since 2011, now HTML as of 2012.
4 of 5 pages contain about 1000 words.
It has been indexed since early 2011 on the big 3.
Light on graphics, simple and modern design.
Hopefully that is enough info....
On a non SEO note, I am thinking I will look like an information mill if I have two states on one site. I don't sell tourist guides, but would you buy a tourist guide from a non local?
