Ho w do you transfer a website with it's domain to new owner?

I am in the middle of selling a website but I'm not sure how to transfer the domain and website. I have been to the file manager and downloaded the contents of the website. What else do I need to do?

Does anyone have step by step tutorial? I use hostgator for everything.

    Here is a step by step from blue host. I know that’s not Host gator but maybe it will give you an idea.

        So once I do that, do I just restore the SQL Database onto the new hosting account?
