Been doing some keyword research with spyfu.com and found one that has:

over 2500 exact local searches
over $9 dollar per click
over 7% CTR
11 of the top 50 results are homepages
222 difficulty ranking

Would this be tough for a newbie?

      Personal opinion: don't be motivated by money when you pick your niche. Follow your passion, write about what interests you, sell something that you believe in. There are a lot of people that have money and are miserable. There are a lot of people that don't have money, and are content because they are working on something they believe in.

      Absolutely correct. Almost every niche will work as far as you are going to be passionate and serious about your work. Else otherwise you may find it difficult (for other niches) to add new and fresh contents to make your site survive for long.
