There are two keywords that I can pretty easily rank for, with the following stats:

Keyword 1) 480 exact views a month ($23.49 cpc)

Keyword 2) 110 exact views a month ($18.91 cpc)

I was wondering if you were in my shoes, would you invest your time to make the site?

My idea was to write articles ever so often, which having adsense ads strategically placed.
Once they get to the first page for both keywords, I should expect to get around 1 click a day.

Another question - what do you think I'd be getting for each click?

    You know they are super inflated estimates right? And that you will be doing really well to get even 20% of that. I also think you are really over estimating the volume of traffic you would be getting for those keywords. You will be doing really well to get 10% of that too.

    And 1 click a day, well say.

    I have to say that I don't think adsense here is your best move. If its a product or service, have you thought about starting your own in the market? The earning potential with that approach would probably be alot better for you.

      Yes, there's a plethora of affiliate programs readily available, so that's probably the best path to go down.

    While the CPC is good the search volume is too low. For niche sites I generally only go after keywords with at least 1500 exact match searches a month.

      I use Long Tail Pro, which is pretty simply to use.
