How is a domain appraised?

I submitted a couple of domains on estibot to be appraised and I am surprised with the results. Here are the two:

hxxp://www.espanolspanish.com appraised at $2.7k SERP/30M, Searches 71/ CPC .11.

vs.

hxxp://www.englishtospanish.info appraised at $180 SERP/14.6M, Searches 376.3K/CPC $2.88

I am surprised with the results. Shouldn't the second one be worth more given the high monthly searches? Is the first one so much more than the second simply because it is a dot com?

I think you are mixing stuff up. Just because a domain has those
words, does not mean that domain will get in the SERPs for that
many searches. You have to develop the site.

I could come up with better domains that are available in 5 minutes
or less. Get them for less than $10.

That first domain is an example of some algo gone awry. I'd value
    that domain as almost worthless.

That's the plan. I am trying to decide which one will be best to develop.

My understanding is the the first page of the results would come up approximately 301,000 per month. If I can rank in the top ten and high enough, the site should get a lot of visitors. Isn't this the way it works? I am just surprised that a domain with high search results is valued much less than one with a very low search result. Is the tld making all the difference (.info vs. .com)? Or, it could be as you proposed, that it is just an error in the system. But, fro other searches, the estibot is not given a lot of weight to the average search result.

Given that I am going to use Adsense, for the first time, and Google does not allow paid traffic with Adsense, I am going to go with hxxp://www.englishtospanish.info

The other point that I wonder about is if using a .info versus a .com will seriously affect ranking.
