What parameters should I use to get rid of non-business type websites from a list?

Into the attention of a SEO TOOL MASTER!

I need a list of BUSINESS TYPE, WELL MAINTAINED websites.

What I do: I scan the internet, and collect random domain names. So now I have a huge list of websites, but it is very mixed. Most of them are not business type websites, so they are not in my target group.

I want to create a sublist from my list, which are BUSINESS TYPE and WELL MAINTAINED WEBSITES.

I think, that I should use some SEO tools, which could give some ranking of the websites I have on my list. These tools should have an API and can be free, or paid version also.

Can you please suggest me what kind of parameters should I measure by a tool (and which tool)? I am planning to use more tools to measure these parameters.

Of course the result will not be 100% accurate, but hopefully I will be able to make a ranking, and identify lots of private, abandoned websites which are not in my target group.

Here are some parameters I already use in my scanning process:
Is the site scannable (avoid flash content)
Is there a contact email address on the site. (I will write to that address)
Is there enough pages on the site (minimum 5 pages)
Is there enough text on the site. (minimum 1000 characters)

These ideas got into my mind, just examples for you to better understand my plan:
- Rankings ( Alexa, Google PageRank, MOZ)
- Last edited date
- Responsiveness
- Is there an office address on the site (No idea how can this be checked)
- Usage an Apache server
- Number of broken links

Each parameter can mean points, so using more tools can add more points, so my selection can be based on a POINT SYSTEM.

I would really appreciate ANY ideas how it could be done!

    To be honest I have no idea what You want to do, or what kind of parameters You are searching for...

    By what I read from above... I would say that You need DA (domain authority), PA (page authority), TF (Trust Flow), CF (Citation Flow) and anchor links profile... but as I said I have no clue what You need it for... When You explain it better I could be more accurate

    There are no parameters that are going to narrow your list down for you. You need to visit the sites and make a judgement for yourself.
