Editing WP posts - any effect on SEO?

Not sure how much of the optimization is based on my 3 posts (also been link building) -- but if I were to edit posts by completely replacing the articles (though keeping same title), will this reverse any SEO achieved by the previous article?

Doral Foreclosures
I'm trying to optimize it for keyword 'doral foreclosures' (offline client) -- and google has been acting very funny. It's at #1, and literally 3 seconds later I search again, exact same keyword, and it's on page 3 or 4. Then randomly back to #1... Anyone know a reason for this, and if so, a way to prevent it? Desperately trying to keep there on #1. Thank!
