Where am I going wrong with Facebook ads?

Could use some advice on Facebook ads! Where am I going wrong?

Last week, I started a Facebook campaign. Let's say I have an ebook on "how to teach piano effectively" and I'm targeting piano teachers (a similar niche and demographic to my real one). I want to build a list and promote my ebook to these people.

1) I started targeting US, UK, Australia and Canada, age 21-45, with an interest in piano teaching, news feed ads on desktop only. Audience size was about 38,000.
I created a post on my fan page with a link to my blog. Create two page Post Engagement ads, one optimizing for clicks and one for Page Post engagement. I had about 65 clicks with a CTR of about 3% and made two sales, breaking even in the process. Good start! Ad optimized for PPE had more clicks and cheaper CPC. Opt in rate of 16% fpr both ads (not bad considering I wasn't using a squeeze page)

2) I then decided to split test age ranges still using PPE ads. No sales, but I could clearly see 24-31 was the best age range to target. This audience size was 11,000. Opt in rate was lower though, at about 7%

3) I created a squeeze page and decided to split test with my blog home page using Website Click ads. This is where things started to go wrong. Opt in rates were poor for both pages, slightly better on squeeze page. No sales. CPC was much higher than before, over £1.50 for both.

4) Repeated step 3) but used PPE ads instead. CPC much lower but still very few optins and no sales.

I'm now in a position where I don't know what to try next...

It seems when I use Clicks to website, the CPC is so high and I get very few clicks. But with PPE, even when you link to your website, I get more clicks and the CPC is lower. Does anyone else find this? Or is it niche specific?

Is my demographic too small? Is ad blindness a factor already? I don't have a huge budget, so only get about 2000 impressions per day when I split test ads.

I thought I was on to something with the 2 sales in the beginning (I've made 4 sales of my book in total since it's launch last week, which tells me my sales funnel is ok) I just need quality traffic, and lots of it.

Any thoughts would be greatly appreciated!
