So I just got my real estate sales and loan licenses. Im trying to get setup now to market my ass off. Personally I want to focus on cold calls and other prospecting.

I just bought a desktop PC so I can have a virtual assistant log onto it so theyll have my local IP as well as my supervision. I have decided on tasks for them such as scraping leads and posting classifieds. One thing I want them to do though is just make contact with local people by sending messages. By this I mean.....

1.Emails to craigslist Ads posted by people that are warm leads

2.Using twitter and other social media platforms to search out phrases people wrote saying they need my services "I need to move"

3.Just random messages to locals introducing myself and asking when theyll be moving/if they know anyone. Possibly yo get them to join my fanpage/group too.

NOW....I would definitely have them make separate accounts. I have 8 gmails and secondary SM accounts. Im trying to figure out how many messages I can send on each account before these sites ban/block/disable me.

For craigslist I figure I can send 10 emails to the vanity email addresses daily per email account I have safely.

For social media sites like Facebook I hear I can send 20 messages safely.safely. Im supposing its similar with other places(twitter)

Pros/cons/suggestions?

Careful not to be labeled a spammer. Yu never know if another realtor see that and
mentions it to your local board.

So you just got your real estate sales and loan licenses and you already want to use shady marketing tactics?...

1.) Most Craigslist posting have the disclaimer, "do NOT contact me with unsolicited services or offers" so emailing these people just because they're "warm" leads is unethical and will get you a bad reputation quickly.

2.) Using Twitter to search for people talking about "moving out" can be an effective strategy. But if done wrong you can come off as creepy and spammy, especially if you have no previous relationship with them.

3.) Random messages to people? I'd find other ways to better target your messages and marketing, otherwise you're just wasting time and money.

IMO real estate is all about personal branding. Don't hurt your image in your community by spamming people. Asking how many messages you can send before you get blocked is a horrible strategy! I'd recommend that you partner with a local marketing agency/freelancer who is also familiar with your geographic location to help you create strategies, marketing materials, and tactics that will make people come to you.
