need help with website, p.1 conversions

We have a website, actually it is the third version... the problem is that we have a very limited marketplace and buyers are highly targeted. We are able to get potential buyers, as few as they are, to look at our site... but the problem is that ( according to Google analytics ) they simply do not stay past page two... WTF?
I like to think I am pretty smart but I dont know what to do with this. My web designer from the past site says "give it time"... the site was gorgeous but if people dont read it, it does no good. We have a great product according to acceptance and consumers... this is a high buck real estate product with a good acceptance in the market. We simply need to get people to read the damn thing.
I need consultation OR a new website design. I have my own inhouse people but they do not have the expertise to help.
I am at the end of my rope... can someone help?

What you are looking is a good copywriter. So that he can grab attention to your websites visitors using WORDS. So that they read and buy from you.
