Hey Spiker,

Thomas is away on a conference (AdTech London) today and tomorrow so I'm taking the liberty of answering on his behalf.

Generally speaking, the main advantage for buyers is the fact that we're already doing the initial vetting and due diligence and therefore buyers will only be presented with quality listings and don't have to filter through hundreds of "junk listings" in order one worth acquiring. Another positive side of going through a broker vs. buying directly is of course the fact that many buyers prefer to deal with one partner who they know and trust (most of our buyers are regulars, rather than one-off "shoppers"), as opposed to having to deal with a different seller every time.

Do you guys have account(s) on Flippa or other where I can see feedback from buyers who worked with you or even talk to some? I realize you have to get paid but these kind of broker relationships can be tricky for the best value to be had by both buyer and seller. It would seem you would have incentive to inflate the price. Thanks!

Regarding "inflating the price" - as I've already mentioned we tend to work mainly with serial buyers, rather than one-off wonders, meaning that we have no motivation what so ever to leave them unhappy. At the end of the day, you as a buyer will pay a price that you believe is fair, and if the deals we communicate to you are overpriced then you would simply move over to another broker - which is obviously something we don't want to happen.

Your best bet would probably be listing your site on Flippa, as there's a wide audience of buyers - especially those interested in lower-priced properties - visiting Flippa on daily basis.

Hi Bryan,

Thanks - I'll check it out. No doubt though there will be techniques and procedures to master (much in the same way the services offered here require the correct steps to be taken for the sale of premium websites).

For instance, where can I find a reasonably accurate valuation for my websites as a starting point? Or, as a novice on Flippa are we at the mercy of the experienced bidders and use the first few selling experiences as a part of the Flippa experience learning curve?

It sounds like it could well be a potential minefield rather than a potential lucrative earner at first.

Anyone have any good Flippa selling experiences or can recommend any good Flippa tips and techniques?

Normally what price tag can you guys get? 6X monthly revenue .. 3X ?

It would be interesting to hear more about your site. We've indeed sold sites that sell CB products and have a few serial buyers interested in this kind of properties. Multiples obviously vary and depend on many factors, most importantly the risks involved, as well as how much history there is - but with this type of sites it is typically between 0.6x and 1x yearly net revenue.

This isn't really something we deal with to be honest, as it has little value to investors.

To get a good price, look to have 6 months history of traffic and revenue which shows some stability.

Unfortunately, we only deal with sites that have been making $1k+ per month and have at least 6 months of history, with some very rare exceptions.

Your best bet would be listing the site for sale on Flippa.

I don't really understand why would anyone sell a website that is making $1000 per month for $6,000 or even $10,000. An argument like "this is what they do" doesn't sound like convincing. Why would anyone keep working on websites and making someone else rich, if they can hold on to their sites and finally do nothing but spend some quality time with with friends and family while the websites are generating them passive income?
I 've heard a few people bragging about how they sold several websites just before the sites dropped off the google index or their ads stopped producing income. Is this the kind of people you deal with, too?

If someone is willing to sell a website for 6x monthly revenue I 'd be interested in buying.

People sell businesses for lots of reasons. This thread is not to argue why someone may want to sell a site.

We haven't sold over $1m in sites by dealing with people who offload sites that then drop in revenue - that's not a sustainable business model.

I have just bought my third and fourth site with those guys and I feel that I have to give them a testimony.
First of all, why should I go through them instead of buying directly on flippa? Well, I could spend hours going through the flippa listings to find something I like that has the kind of revenue I am looking for, is sold by someone I feel I can trust, etc... (add your own conditions). Then I could spend another number of hours researching the site to try and find out the truth about it (are the numbers given real, are the screen shots of revenue Photoshopped, you know the drill).
Or I could either go to a flippa auction held by Flipping Enterprises, or just look at their listings of sites for sale and just pick and choose which ones I want more info about. Then I could just look at the info I was sent, knowing that the numbers check and the screenshots are real.
I don't have the time to do the first one, so I go with those guys.
Why them? The first time was by chance. I did do my homework about them and asked around on several forums and decided to give them a try.
Up to now I have worked with three of the brokers and each of them has been great. They gather a lot of information to start with, and are always willing to give more if needed. They obviously are in close contact with the sellers: I've asked questions they didn't have the answer for immediately and I usually got answers within a couple of hours.
The sites they sell are good and solid, and they have proved to be at least as good as I was told if not better.
Did I pay a bit more for those sites than I would have on flippa? Possibly, although not much more because I bought one site from them on flippa and the price I ended up paying was very close to the one I had been given for a direct purchase. BUT I didn't have to spend hours I don't have researching the site and the seller, and I could sleep at night knowing that I wasn't being scammed. That, to me, is well worth the possible little difference in price.
Now, if you think I'm an a## kisser, just have a look at my other posts on this forum and you'll see I say it as I see it. I don't leave fake feedback. I don't have time for that kind of things, and I'm waaaay too lazy to lie

I have a site on legal help that earns on average $600 a month for the last 2 months. It is a fairly new site but ranks on first page in Google for targeted keywords. Traffic from SE and YouTube. I will be ready to sell this site soon but I need a rough estimation on how much the site will be sold for. I've sold a similar site before but need your expertise in getting the best value for this. Well, I have an established videogame website that receives 1500k month, but on the busy months it can go to 2-3K. The site receives 400K unique visitors a month and at least a million pageviews a month. Aside from the income, we also receive $10K worth of reviewable products a year.
