I suggest identifying and writing down what is required on your "to-be" website and providing that information to your designer/developer.

There is a process for developing a website.

Planning, Analyze, Design, Build, Test, and Deploy

    Hope this help,

concept is the design metaphor that holds your business website together. You have to decide what you want in a website according to the process like planning, Analyze ,design ,your requirement .And a good designer integrates marketing communication principles, branding considerations, and your target audience into the concept for your website.

I think that a good designer would be able to make some suggestions and also provide you with some examples. There are many who are in your exact situation, so don't worry. It's indeed important to know what you want from the person you hire to design the website for you, but they should also be able to make some suggestions and you could brainstorm together and see what you come up with.

You should first gather your co-workers and think of the things you want to put in your website, now that you have a rough list of things you want to put, eliminate those that doesn't seem important. Afterwards, sort out the different items/things you're going to put in a site, for example, there's an allocated space for what your company is about, contact details, feel free to add more. From there, think of the layout you want to have for your website, it should be simple yet enough to attract traffic.

Just make sure to focus on what you want to share, avoid including irrelevant information, because it might confuse the people who are currently visiting your website.
