Need Suggestions or Help on Selling Domain or Website

I need some help or advice selling my website or domain name.

First off let me say I have never sold a website and I am trying to share as much info as I can about this without breaking the warrior forum rules.

If you see that I have please let me know so I can adjust what needs to be adjusted.

I own a website called (holdemwatcher.com) and I do make a consistant income with it.

My primary income is selling a poker program. I am not an affilitate in the traditional sense of affiliates, meaning a have a deal with the programmer in which he rebranded the software with a name I chose to promote the product as.

The whole site is dedicated to this program for the most part.
If I sell it, I doubt that the programmer will include the new owner in on a deal as sweet as mine, although they can become an affiliate and sell the program on the site, it just would have to be sold as his program name, which should be no problem.

Again, the site is profitable, I also think the domain name has lots of potential proftabality because it can be used to promote just about anything related to texas holdem poker.

I have owned this sense early 2009. My montly traffic and statistics as of this month is:

567 Visits
433 Absolute Unique Visitors
972 Pageviews
1.71 Average Pageviews
00:01:32 Time on Site
74.96% Bounce Rate
73.19% New Visits

Any advice on how to go about selling either the website or the domain for maximum profitabitilty would be appreciated.

If some one wants to go through the effort to sell it for me we can discuss the options on that.

Anyway, let me know what your advice would be and if you think I am wasting my time on this?

    Two issues:
    1. Majority of buyers are looking for value i.e. profit you're making. Typically a multiple of that would be the site's value. Appreciate you won't necessarily want to disclose publically, but without knowing revenue, it's hard to put a value on the site.

    2. You mention the programmer wouldn't include a new owner on such a deal - not sure what you mean by this but it sounds like profits / revenue could rapidly decrease for the buyer of the site?

      I could show them my profits via paypal on from the site. But their profits would be different because they would not be getting the same affiliate deal as I would.

      I am also interested in maybe selling the domain which I believe is a very profitable domain if someone knows what they are doing. I have the traffic already going to the site in place.

      The programmer owns the software and made a specific deal with me in which he reprogrammed, basically cloned his own software and allowed me to title brand it however I wanted to.

      The buyer would have to work out their own deal with the programmer who has an affilitate system in place already, but its not the same as mine, him and I are both on very trusting terms.

    In which case I'd say the only real value you have is in the domain name.

    Your profits and revenue reports aren't going to be accurate because, as you say, the profits would be difficult as the buyer wouldn't be getting the same affiliate deal as you did.

    Another option could be to see if the programmer is willing to do the same deal for the buyer in return for a % of the sale?
