Help with website design

Hi all,

I currently have a new product that I am sure is really going to do well in it's market but I am in need of a website to help sell the product and other offers that are available to purchase with the original sales offer.*

The product I am offering is a mix of information in PDF form and also a physical product that will be mailed out if purchased. I am after a real eye popping website/mini site that will contain all my sales offers, affiliates I plan to use for extra promotion etc.*

I am not very good with website creation or explaining what I think I need but I will have a go at describing the features I am after on the site,

Website/mini site - our product offer title and your eye popping graphics to go with it! i really like the physical look of the package/box and dvds examples that Albert from infinity sites
Has on some of his example pages (like the easy profit blueprint design), our product includes a mix of text/instructional pages, video and also a physical product that is mailed out to the customer. On the home page i will need a sales page info describing all the information on our product offer (just a normal sales page lay out). Will also need buy now button with opt in form just above the buy now button. I am not sure what else i would need on the front page, any suggestions you have are defiantly welcomed. On this first offer on the home page, this is where I want the buyer to be drawn into the product and sale and where they first opt in an buy the 1st offer (I will be offering all my affiliates 100% commission for every customer who buys this offer)*

Once the customer has been drawn in with the first offer and enters in their details and then clicks on the "buy now" button, i need this to go to a new page with the second offer (again showing the extra product information they will get, photos of the product and contents, short snap through video if they also select this offer to add to their cart).*this second product is a physical mailed out item that the customer will receive to use with the 1st product as well as a full video tutorial that is to be downloaded and viewed to use with the PDF product and the physical product. If the customer selects this offer, when they click to add to their cart I also need a pop up box or drop down menu that will give the customer the choice to upgrade from the beginner offer to a extreme offer. If they don't want this they can simply close the pop up window and continue with the original second offer.*

If the second offer is selected and added to their cart, the last page will contain the 3rd and final offer (with the same information as the second page but on the contents of the 3rd offer). This offer is a whole package with another PDF to download, physical item mailed out and full video tutorial.*

Every page/ offer, once and if selected by the customer, will need to give the buyer certain access to a "members" area in the website that they can access to download the certain areas/offers that they have brought. Also, because the 2nd and 3rd offers contain a physical mailed out product each, there needs to be a section on the site that will calculate the weight and shipping for any of the physical items purchased.

I also need a thank you page that comes up after each sale and also sends a email to the customer with their member access area to download the PDF files and also view the videos.

I hope this helps a little on what I am thinking on how the site would need to work.
I have no intention on making this site myself so I am seeking out a web designer for this project.
I also need 3 really good sales pages created for each of the offers I have on sale.

If there is any one out there that can give me a good start and get this site up and going it would be greatly appreciated.
