Whats a good WP Theme for creating a Real Estate PORTAL

Hi.. I wonder if anyone can help me find a WP theme that I can use to create a Real Estate PORTAL.. (One where I can accept paid listings for as opposed to a single Real Estate Company)

So far the ones I have found that seem to best fit what I am looking for.. are the Realtr theme and the Real Estate 2 themes both from Templatic.. BUT.. while the themes look great. I have read too many negative comments about their support to consider purchasing from them..

I have on the other hand been very impressed with the comments on support from Theme Forest.. including their open forum on the support section.. so it seems that all comments and queries are very public.. And I was particularly impressed with the speed and honesty of pre-purchase questions/answers I received from Anna regarding the WP Estate theme.. but unfortunately that theme does not give me enough of what I need.. and Theme Forest do not seem to have - that I can find - a theme that really suits a Real Estate Portal.

I am looking to create a Portal for a particular Real Estate niche and therefore I want to be able to change around many listings and terminologies.. within the theme.. and create many customised drop down boxes in the Search function..

These are a few more of the things I need in the theme..
Good front-end submission features
Opportunity to create multiple membership/advertising packages
Recurring billing'
Grid List Map views in searches..
And pretty much all the features of the Realtr or Real Estate 2

I am sure that there must be many other great portal themes out there but it is driving me crazy trying to sort through the morass of options..
