Real Estate Website that shows Listings

I am thinking about creating a real estate website that shows listings of various properties, of course these listings will only be done via approval from the realtor. They will pay a fee for me to market any houses they want me to list. Do I need any licensing because its having to do with realtors and MLS?

How much should I charge? I have an idea, just curious what everyone else thinks.

    Have you ever worked in real estate? Everything is done by state law and every state is different - and that's assuming US location.

    MLS and FMLS listing services do similar to what you are proposing - realtors pay for newspaper ads, etc. If you have a site with a lot of visitors interested in buying in a particular area...you might get realtors to pay for ads.

    Whether you would need to be licensed is a state issue. In many states you cannot receive a 'fee' from a realtor unless you are licensed and sharing commission. Some states regulate ads strictly and some don't. Talk to agents and a broker or two - check the RE laws in your state. Do your homework.

    There are listing sites that work on a cost per lead basis. It doesnt have to be a generic liating fee. I would do research on this though as most marketa are already partnered with ILS sites.
