Feedback needed on my sale page and product concept

Hi, I recently set up a sale page on gumroad to sell an email template that would make answering housing ads on craiglist more fast and successful. but I'm having very little success.

I know that selling right away isn't ideal and I should set up a proper funnel, but the product I'm trying to sell is so small in scope that I'm not sure is worth the effort.

Yet the page don't seems to convert at all. I drived traffic with google ads and with links on forums etc..
but reading people comments it's like they don't even understand what's about.

Can someone give advice? What would you say is wrong with it?

    Well. At least it reads better than your post, from an English and grammar view. We don't know the real source of your traffic. You drove traffic via Google ads, eh? How many views? What did the ad say?

    Which forums did you put links on?

    Several copy mistakes, so I'll start there. You use up valuable real estate with the picture, and you put the price right up front and how and what they are getting. 27 bux for a 13 page pdf??? There's your first problem. The headline is clunky, INFALLIBLE... it doesn't address the need of a person seeking an apartment.

    Your real "product" is (apparently), How to Find the Best Apartment and Get the Fastest Response from the Person Running the Craigslist Ad. Right?

    You ask a question, which is irrelevant, and you mention crazy competition? Really, who? Other people looking for a place to live? What is crazy about them?

    I can see why the feedback you've gotten so far has been confusing, your promotion is confusing. So try something different. Lose the pic. Take down the price and box about what it is. Don't ask questions. Make a bold statement, a big benefit, which is what to apt seekers? Speed? Cost? Location?

    You can find your ideal apartment quickly, easily and get rapid responses to your Craigslist replies...Here's how...

    Or something along the lines of what you really have to offer.

    But it all begins with the traffic source. So who has been showing up and from what ads, or forums? And why are they not buying? And what do they expect and what is the mismatch?

    Because that is what you have here. A mismatch between traffic and message. You have some decent elements and good points in there, buried, you need to redo this, and try again, OK?

      Hi, thanx for replying (Eng not my first language, but was my post really that bad? ha)
      This is my first product so I'm learning everything as I'm doing it!!

      I used many variantions and keywords, but a typical ad was like this:

      Looking for Rent? | But on Craiglist is Too Hard?
      Leave the Crazy Craigslist Competition in the Dust.
      Get 100% more Responses with this Proven Email Template Today!


      It converted well on Google (~6%) but zero on the page (auch) up till now around 100 clicks. Source pretty random, even if I targeted "+craiglist +rent + san francisco" etc..

      The problem I'm targeting is that people answering housing ads on CL looking for rent (in big cities) dont get replies because landlords are swamped with email and just pick a few from the pile. With the template I provide you (and can copy n paste instead of trial and errors), you can stand out and get much more responses, and so get an apartment faster and cheaper.

      But is not very clear I guess beacuse you didnt get it too (my bad..)
      I though this problem was much more universal.. maybe I'm not targeting the rigth people...

      So the value would be in getting the aprtment, the pages number is irrelevant (even if the perception count)
      but I flipped by saying it's a fast read so it doesn't waste your time..
