Google "google my business" and get your business listed on Google maps (or claim it, if it already exists, and fill it out).

Get citations (get your business, address and contact info) on sites like Manta.com, yelp.com and any local directory site you can find and any hospitality and travel directory you can find, like tripadvisor.com.

You are finding out quickly that trying this on your own is going to take time and money. You are better off using your site as a point of information.. Killer photos. In depth description. List of things to do in and around your location.. anything that can help your guest. an example ( https://angelbandfarm.com )

Then google this: " sites to list bed and breakfast " pick one and list your location. WHY.. fight for traffic when you can simply list your BNB in a place that is doing that aspect for you already ( getting traffic )

And lets take this a step further do a Google search for " BNB in <insert city name> " and look for the 1st actual BNB website vs a TripAdvisor or Airbnb or any other big boy... If someone like me taps out at about page 3 ( meaning in this space, this is about as close to getting to the 1st page as I am going to get a client )

The choice is yours.. you can continue on your path of 0 patrons.. or you can change what it is you are doing and list your business on a site that is MADE to get traffic and rent rooms.

    Hope that Helps!

    thank you for replies.
I obviously have the rooms on booking for example, but I have 0 clients on my site web.
I will follow the steps advised by dabk e savidge, but I am interested more in a path to follow like advise of nshep, so for example for searche engime optimization and social media and content marketing, where have I to start? there is a first tutorial for these 3 categories?

    Thanks

It wasn't obvious you had your property listed on a site... So are you getting conversions from "Booking" and looking to get further sales from your own site? or do you flat out have no sales so far? ( how this is answered kinda dictates the level of advice I can suggest. )

And THIS is the hard part with this... Look at the example that I gave above and you will notice they have a Google My Business listing. The issue tho is not getting business from directly around you.. but from places away from you, and the effect of GMB is very little in that case.

As I mentioned above do those searches I suggested above to get a better idea of where a specific facilities page vs a BRAND page ( IE Air BNB or TripAdvisor ). You will more than likely find that these will be on page 3 and 4 and 10. Its simply just a hard nut to crack.

However... over time people may share your sites link after they have visited to people that may be visiting your area. and THIS is where the gain will be.

One of the things to look at is where in your searches the company you have your property listed with is. It may be that "Booking" doesn't rank well in your city, and MAYBE you need to switch.

Without seeing A) your "booking" listing and B) your site.. I am going to say this... I am betting your IMAGES could be improved. Interior photographs are all about lighting

Here is a video to help you with that. She talks real fast... and uses natural light.. and is very technical... but gives you a good idea how to take a good room shot.

There is a full section on this forum for search engine optimiation advice - and another for social media.

You have a plan laid out above by two experienced marketers - why not follow that advice before going off in another direction? You need to find a way to attract business in your area or for visitors to your area...not just random visitors on your site.

I think you have less knowledge about SEO so it would be better you consult with a SEO expert than you can easily get solutions. Thanks!

Start with Google local listing and submitting your website to local classified. The 2nd phase could be releasing a PR with some winter discount offer. 3rd, collect testimonial and market your user generated content in social media and local community forums.

Get your business listed on Google my Business website.
If it is already listed than claim it.
And ensure, your listing gets lots of backlinks.
So that it is listed high on the Google Search Engine Result Pages.
