Efficient mortgage email campaign

Hello dear warriors, it has now been 12 years since I have joined this forum. I joined when I was a young and motivated 18 year old doing affiliate marketing and with time I have stopped. I learned so much from this website so I figured I would come back to the place that I have learned so much from pertaining to online marketing.

I will keep it short and hopefully someone will be able to give me some ideas or point me in the right direction. I have recently gotten my license to become a mortgage broker and I have been running into a wall for the past couple of months in terms of business development. Most of the leads I work with right now are family and friends and even though I've had a lot of interest, I have not been able to close a deal yet. I wasn't really expecting much in the first place but I now need to get more serious about it and figure out a very efficient way to develop business partners.

My plan going forward is to get in touch with real estate brokers in order for them to feed me clients that need financing. Of course, in exchange, I would pay them for the referral. Banks pay around $300-$800, depending on the amount of the mortgage for the referral and I would be paying around $1000 per client for $350 000+ financing.

To do this, I have scraped a list of 17 000 real estate brokers in my zone that includes name, agency, phone, email and agency they work for.

I would like to build an email campaign to introduce myself and pitch what I have to offer.

I apologize for the vague plan I am posting, there are SO many different platforms and so many different ways to go about it and I would like to get your opinions on what I should focus as well as mistakes to avoid. Maybe pointing me to the right direction or even if I can get a coach that's specialized in this type of marketing that can make this campaign as efficient as possible.

    Before you pay real estate agents referral fees, make sure it is legal.
    In the US, if it is a kickback, it is not legal. If they do marketing for you, you can pay normal marketing costs.

    If I were you, I'd also get in touch with accountants. They refer fewer buyers but do not expect, usually, kickbacks.

    And I would do SEO.

    Ads work, too. Make sure you comply.
