"Teach me how to drive a car."

    A very similar question.

Where would someone begin with the answer?

A simple start would be to put a signup form on your website, offering a free checklist for property rental, or something like that... get an autoresponder like Aweber or Getresponse... create an email series, I suspect with your business, emailing once a week, or twice a month would be fine.

Building a list is definitely the right direction and like Ben said, one of the simplest things you can do is to start capturing the visitors that land on your website with a good offer.

Getting traffic to your website is a huge topic in itself but before you do that, you should know how much each potential customer is worth to you. Once you know that, you can make good business choices no matter the kind of traffic source you pursue. Try to find leads, not worldwide leads, maybe a good way is to harvest leads from similar sites. Then find mailers smtps or php and send the mails with same content to that leads.

Good advice so far, but here's something no one has mentioned yet.

A site like yours actually has two totally separate sets of potential customers.

      > People looking for rentals.
      > People looking for tenants.

You should have two different campaigns, each targeting one set of prospects. As you learn more, you may end up further segmenting those lists (i.e., long-term vs. vacation rentals), but those two should get you started.
