need help with email campaign.. i have traffic and offers.. need help executing - 50/50

i have a website ochouserentals.com and its old school but it has a loyal following here in orange county- lots of users and subscribers.

i used to actually service the prospects myself when i first started in the real estate business.. now my business has grown and i don't have the time to work the clients. i farm out the leads to other agents who need business and that has been working great-

however, i always thought that if i could get some guidance i would be able to make some pretty good affiliate offers based on their customer lifecycle.

due to the fact that my site is tied in intimately to their timing and experiences with regard to their moving to or from orange county i was thinking:

offer credit reports & repair, moving services, house cleaning / carpet cleaning, cable services, security system service, storage offers..

how would one go about making a co-reg affiliate offer to these folks... i have only gotten so far as to have them "opt-in" at this point i really need someone to point me in the right direction...

what do you guys recommend i do next to get this goin'?

      sorry about the mis-post.. should i move this? or delete? kinda still tryin to figure stuff out.. i have the contacts and i know what they want to buy.. jus workin out the best way to actually structure the email offers from a practical standpoint..

        Currently I use Aweber, and from everything I have read, they are the most friendly to Internet Marketers. You will probably get many answers to this question so proceed with caution

          Seems like a great idea. One thing for sure, you won't know until you try it.

          Aweber, GetResponse are two that let you send affiliate offers. Plenty of others do as well, but frankly, those are the easiest solutions for now until you figure out if you make money from this and/or care to continue it after a few months.

          From there, add your sign up form to the site (or have someone do it) - or it sounds like maybe you have a co-reg situation. Whatever it is, test it with a variety of different offers and language.

          Hire someone to write up an autoresponder series and add it to your GetResponse / Aweber account if you don't have time to write the emails.

          Then after a few weeks or a month, hire someone else create a sign up form and to write an autoresponder series selling the same (or similar related) products and then plug that series in for a while.

          The email services all give you a ton of stats on the emails. Open rates, click through rates, etc. So it's easy to track what works / does not.

          If you really want it to work, then just keep on trying new emails and sign up forms until you get something that really works.

          And whether you end up sticking with it or not, the bottom line is to test a few different sign up forms and autoresponder series and products before you pull the plug. At least if you've tried it a few different ways and it still didn't work, then you can officially say you tried.

            thanks very much.. i will post a job right away. what do you think it would cost for the email campaign (web forms and auto-responder series).. they are really intimately connected with the site- because it serves them listings.. basically like a local mini- zillow concept- i really think i could offer a much better value to the user

              I don't know how much it will cost. Frankly I go into this sort of situation with a number in my head and then just go get freelancers to do it for me. Your particular niche / situation is not the same as mine but I think you should be able to do the same.

              Off the top of my head for this first pass, I would plan to spend $200 / $250 with 2 separate freelancers. That is in addition to the $20 / month for Aweber or GetResponse.

              I would plan to spend $30 to get a lightbox style sign up form (which is the kind of email sign up form that just floats over your site after so many seconds). That seems like it would be the best for your site (for now).

              Then, spend the rest on email campaign 1. You can certainly spend less and definitely you can spend more. You want probably 10 - 12 emails for that price. Your list members are shopping for real estate and so you want 3 or 4 offers made during your email campaign that send your readers to related offers. You want whoever you hire to add the emails to your autoresponder for you.

              I would tell you freelancer to send you the list of offers they plan to recommend so you can personally review them.

              I use Odesk and Elance. In either case, you can post a job for a fixed price and that is what I would do in your situation.

              Next step would be to get your Clickbank account set up. The developer who adds a sign up form to your site will need a login to your site with the ability to add some code. And then you will need to give whoever you hire to write the emails your login to the email service so they can add the emails as autoresponders.
