Giving physical product to build list?And charging for shipping ?

I am new to list and as most of you mention that giving away free materials is the best way to build your list
I have developed a physical product that is to be given as a freebie. The sub-niche usually has products ranging from $10+. But in technical terms it wont be freebie as I will be charging them $3 shipping charges.
Anyone tried giving physical products to build list? How bad can freebie attract users who stay with you only for free products?
Any feedback appreciated.

    So the premise is sound, if you ask me

      But my focus is building a list in the sub niche and then source affiliate offers of the main niche.
      My only concern is 'charging' for the products and whether the people in the list stick only for free offer or for the long run!
