Question for Email marketing Pros

Question for people experienced in email marketing.

I have a list of around 20k email addresses where the following applies:
1. all of the people own an above average priced brand new home, purchased within the last 5 few years.
2. all of the email addresses are valid with 20% open rate and 5% click through when marketing a home service like Maid/house cleaning services.
3. all of the people live in the same state.

I'm trying to think of ways to use the list, other than emailing a clickbank affiliate product offer to it.

What is the smartest way to monetize this list?
Anyone out there have a good joint venture type of deal we can make?
Could I sell the list to someone? If so what is the value of this list or how do people come up with a value for a list like this?
I want to sell the list to people who sell home services, but I can't come up with a good way to put a price on it that we both find fair. Plus most people don't know how to successfully send to a list they didn't make themselves, since most email service companies don't seem to allow it or frown upon it heavily.

    I think if you already put your 20k emails in your email autoresponder company, since you said:
    "1. all of the people own an above average priced brand new home, purchased within the last 5 few years.
    2. all of the email addresses are valid with 20% open rate and 5% click through when marketing a home service like Maid/house cleaning services.
    3. all of the people live in the same state."
    Then everything should be easy:
    1>you can sell clicks through solo ads
    or
    2>If you like to sell other niche affiliate offer, you can setup another niche website with a squeeze page with your affiliate offer there,let them reoptin there,then you can email marketing to this list...

    But I don't understand what you said:"since most email service companies don't seem to allow it or frown upon it heavily."

      Thanks for the ideas.

      1. As an email pro, can you tell me where I can find legitimate non garbage solo ad partners? As a beginner, I can find nothing that seems even remotely legitmate.
      2. I currently don't sell any affiliate offers to the list, can you clarify what you mean here? Are you recommeding to simply select any affiliate program and email the offer to the list and then continue repeating the process forever with different affiliate offers?

      You asked me to clarify the "since most email service companies don't.."
      -I was referring to the fact that companies like constant contact, aweber, etc. do not allow you to send emails to lists you didn't create so they kick you out if you send emails to lists you didn't create. Create meaning, you built the list from scratch. As I mentioned I did not create this list, my friend gave it to me, which means they didn't optin in to anything I sent them which means I will not be allowed to use email service companies like Aweber, constant contant, mail chimp, etc.l

      As an experienced email marketer, can you recommend a email service provider that I can use to send emails to lists I did not create myself? In otherwords, NO OPTIN, the list is purchased with money.

        You really surprise me,you said " As I mentioned I did not create this list, my friend gave it to me",then you said:" the list is purchased with money".Since you don't know how to use these emails,then why did you buy?Do you know honeypot?of course,No email company would take the risk...so if you have static ip,if you know how to setup an email server then you can send these emails to an optin page,you take the risk yourself...the whole process would be very complicated...

    You could also upload the list to Facebook Ads and create a Custom Audience out of it, then reach these people through this channel, which can prove very effective if you show them the right offers
