Best option for my new product...

This is a one off product that is going to be VERY popular. It
hits a, if not the, pain point in an online gambling niche and
gives a free solution. Now I need to decide how to distribute
it.

Like I said this is a one off and I have NO desire to enter the
niche on an ongoing basis. Here are the options I see:

1. Give it away and build a list to sell. How much can I
expect to get per email for a list (text) of emails proven to be
interested in a particular niche? (I can't capture to an email
service because I can't afford a $5000+ service bill) I expect
this will yield a list in the high 6 figures.

2. Sell it, collect the emails, and then burn the list with
aggressive and frequent affiliate offers. I expect this
will yield a list in the low five figures. My target price is $7,
but I'm going to test $12 and $17.

3. Sell it, collect the emails to a text list, and sell the list.
How much can I expect to get per email from a list of
proven buyers? I expect this will yield a list in the low five
figures.

Thanks for your opinion and/or any other options.

    Would a combination of 1 and 2 be possible? Have a full version that they can buy, and a stripped-down version (that still gives value but not the full enchilada) that you can give away for free to grow the list? Then have the full version as an OTO. Then from there move on to promoting related affiliate offers.

    What I would do is sell it and collect emails then up-sell more products/ services. But don't hard sale.
    Create a relationship with your list to find out what their main problem is.

    This way you can use your list in the future. If you hard sell they will just unsubscribe.

    Few things you could do here.

    1. You could go after some of the bigger website/companies in your niche and find one to partner with. You could do some sort of licensing deal where you sell it to them outright or get a fee per sale they make.

    2. Give it away like you said. But usually I would use this technique if I were trying to build goodwill and establish myself in a niche. But that doesn't appear to be part of your plans so maybe not the best thing to do.

    3. Sell it for a small price, build a list, and then find a few really targeted and high paying affiliate programs you can promote to them on the backend. This would probably be my preferred option. There are heaps of online casinos (for example) that pay hundreds of dollars for each new person you send them.

      That's a good idea.

      Option 2 just isn't feasible. Besides not being interested
      I couldn't afford the thousands per month it would cost to
      keep such a large list while I cultivated it.

      This follows along with my idea of "burning" the list but it
      also makes me think I could put an offer on the thank you
      page.

      One problem I face is this is a U.S. only offer so most
      casino sites are off the table. Maybe there is an affiliate
      offer that teaches people how to play for real money from
      the U.S. -- ever heard of such a thing?

    And you'd also need all the subscribers, when they subscribe, to specify that they don't mind your selling the list on to other people, otherwise it wouldn't even be legal for anyone else to use it.

    That sounds like a good way rapidly to destroy the value of the list, as well as having potential legal problems.

    This seems to be the same as the first option? And naturally has the same problems.

    The person to whom that list would have value is you, because you'd be the person to whose list they're automatically subscribed through having become your customers?

    There may be a legal (and perhaps even profitable) way of doing this: sell the entire business, of which the list is one asset. But why would you want to do that, when - if you know how to do email marketing successfully - you could turn it into a hugely profitable business for yourself? Maybe you don't really want to do the leg-work?
