Is there a "Rule of Thumb" when selling an existing site already generating revenue? I.e. if it's generating $1K per month It's worth between $12K and $20K.

What about the other stats?

Here's my dilemma I have a site about 7 years old, monetized by ad sense.
Start April 2007 - September 2014

Lifetime Stats
Page CTR: 18.75%
CPC: $0.24
Page RPM: $44.23

September 2014:
Page CTR: 20.83%
CPC: $0.12
Page RPM: $24.01

Like always, some months are better than others. My initial traffic plan dried up after the first year, and I haven't had the time or inclination to drive more traffic to it. Tthe CTR and rates are awesome, my actual revenue sucks. The domain name is good by itself. It's simple, it works.

With the right traffic plan (which I don't have) this site would generate a few thousand a month. I'm willing to sell it, but with the current traffic, I don't think I'd get what it's worth.

Suggestions? Thoughts?

    Put out 6-9 months stats regarding traffic, traffic sources, expenditure for articles and content marketing, SEO efforts involved.

    Break up each and every stat and provide brief stats on how the buyer should work in order to get the desired traffic and revenue.

    12 months revenue is what the selling price should be for the site.

    Well, just my 2 cents. Lets see how others would respond.
