I think there are quite some tools out there for lead gen. esp around enriching data. Some prominent players are Hunter.io and Lusha

It's very common, yes.

Often, the best long-term profit would be made by building an email list for a long-term strategy, rather than focusing on just a few products. For example, a decent list in the online-business niche might make around $4 per month per subscriber if you continually promote high-converting webinars to the list.
